RE: Neighborhood Issues/Development Update

BELMONT

1. 201 Avon: Status: Final Site Plan in review
This is the mixed-use project containing 116 condominium units,
a boutique hotel, and a health spa Avon Street. The final site
plan for the project was submitted on October 10 and is
currently under review.

2. Belmont Cottages PUD: Status: Grading started
This is a 15-unit development located on Avon Street just north
of the county line. The project has started grading and will
most likely move into construction in the spring of 2008. This
site is located on the corner of Palatine Avenue and Avon
Street.

3. Rialto Beach PUD: Status: Rezoning Approved.
City Council has approved the rezoning of the Rialto Beach site
to PUD. The owner’s next step will be to submit a preliminary
site plan to Neighborhood Development Services. This project is
located at the intersection of Rialto and Palatine, and would
extend Rialto towards Moore’s Creek.

4. Sunrise Trailer Park: Status: In discussion.
Sunrise Trailer Park, on Carlton Avenue, is owned by Habitat for
Humanity of Greater Charlottesville, and has been discussed as a
location for redevelopment.

5. Avon Center: Status: In Review in Albemarle County
This is a 43 acre commercial development in the County of
Albemarle, just south of the Ridge Street neighborhood. The
development would connect Fifth Street Extended to Avon Street.
City staff has met with the developers to talk over the concerns
the City has regarding the project, specifically regarding the
traffic impact on 5th Street. This development would have an
outlet to 5th street Extended via Bent Creek Road, and would
connect to Avon Street as well.
