Existing Land Use

The Belmont Neighborhood is predominately Single Family Residential with a mix of detached houses, duplexes, townhomes and mobile homes. There are several new multi-family complexes, including the Carlton Bridge Condominiums, The Monticello Avenue/Druid Avenue Apartments and the adaptive reuse of the Old Shirt Factory building for apartments including its new annex. Both of these latter two complexes have potential for expansion. There are also several multi-family complexes on the west side of the study area but outside of the neighborhood. They include two public housing sites on 6th and South 1st Streets, and the privately-owned Garrett Square, a low-income development.

While there are many commercial enterprises in the neighborhood, there tends to be a concentration of Commercial/Business activity in four main areas. These include: 1. Avon Street/the Belmont Bridge area, the Monticello Road area from Goodman Avenue to Carlton Road, Carlton Road/Carlton Avenue and the southern end of Monticello Road. The mix of commercial uses in these areas include offices, grocery stores, fast food establishments, restaurants, auto repair shops, plumbing and heating businesses, and landscape nurseries. In addition to these primary concentrations of Commercial/ Business uses, there are a number of Commercial uses scattered around the neighborhood in the residential areas. Theses include several small convenience stores, a taxi depot and a wholesale supply complany.

There are also two Business Parks in the neighborhood including the Carlton Road Business Park and the Keystone Business Part off of Linden Street. Both of these facilities have been completed and they have no reserve or expansion land. There are two more industrial types of activities which adjoin the Carlton Road Business Park that, if relocated, could provide expansion potential. These include the Exxon Fuel Depot, H.T. Ferron & Company, and Redimix Concrete Plant.
